What one flat price means.

Violation letters are included. We never take a cut of fines. We don't want a reason to write them.
Resale certificates are $0. Built fresh the day you ask, checked by a named person, delivered in days, not weeks.
Bank transfer is free. Credit cards carry the card networks' cost and not a penny more.
The one fee that is not a service price: a lender questionnaire, $[XX] flat. It is listed because Promise 4 requires every charge we can make to be on the page. A resale certificate is a statutory disclosure tied to a sale and is $0; a lender questionnaire is bespoke lender paperwork with no transaction cap.

THE 2028 GUARANTEE · AN ONBOARDING FACT, NOT A PROJECT
Sign by December 31, 2026, and your community meets Washington's 2028 financial standard before we send our first invoice. No charge. It is how we onboard.

We convert cash books to accrual during onboarding regardless — we cannot close accrual books on a cash history. The genuinely incremental work — the reserve funding model, the budget disclosure package, the fine schedule, the audit setup — is real, and it is onboarding. We cap the cohort at [XX] communities, because the constraint is our own onboarding throughput.

WHAT WE DECLINE, ON THE PAGE

Declaration and bylaw restatements are attorney work. We do not do them and we do not bill for them — we will hand you names. Inconsistent provisions are superseded by the statute automatically, so a restatement is hygiene, not a deadline. The books are the part that will not fix itself.
